First-Time Homebuyer Program

The City of Rancho Cucamonga, through the City's Redevelopment Agency, has established a First-Time Homebuyer Program (FTHB) as a way of helping working families purchase their first home in Rancho Cucamonga.

The FTHB Program provides a silent second loan to bridge the gap between the first mortgage a buyer can qualify for and the cost to purchase a home. This cost may include part of the down payment and closing costs.

Neighborhood Housing Services Of The Inland Empire (NHSIE) is the administrator of the First-Time Homebuyer Program for the City of Rancho Cucamonga. As part of the FTHB Program, NHSIE provides a free Community Home buying counseling services to help potential home buyers resolve credit, debt, and savings concerns. Rental Housing

Through the Redevelopment Agency's partnerships with non-profit housing corporations it has been able to provide a variety of affordable rental housing opportunities for both families and seniors. The Agency's commitment to affordable housing has resulted in the construction of over 1,031 affordable units in the community.

Other Housing Resources

San Bernardino County, The Department of Economic and Community Development's Housing Development, Finance and Preservation Division (Housing Division) manages a variety of affordable housing programs funded/regulated at the federal, State, and local levels. The primary purpose of these housing programs is to expand the supply of decent, safe, sanitary, and affordable housing for the residents of the County. CalHFA, For over 25 years, California Housing Finance Agency (CalHFA) has supported the needs of renters and first-time homebuyers by providing financing and programs that create safe, decent and affordable housing opportunities for individuals within specified income ranges. Established in 1975, CalHFA was chartered as the State's affordable housing bank to make below market-rate loans through the sale of tax-exempt bonds. A completely self-supporting State agency, bonds are repaid by revenues generated through mortgage loans, not taxpayer dollars
Housing and Urban Development, The US Department of Housing and Urban Development offers a variety of housing programs and services. HUD's mission is to increase homeownership, support community development and increase access to affordable housing. National Homebuyers Fund (NHF), National Homebuyers Fund (NHF), a nonprofit public benefit corporation, is authorized by FHA/HUD and FannieMae to offer subordinate loan financing to qualified homebuyers in specific states, the proceeds of which can be used to fund all or a portion of the homebuyer's cash to close. NHF's objective is to create a privately funded and consistent source of down payment assistance, as a complement to existing state and local programs, for the benefit of those families and individuals without the necessary financial resources.
HART Program, Housing Action Resource Trust (HART) is a 501©(3) non-profit housing development organization established in 1995. HART's mission is to provide affordable housing and homeownership opportunities throughout the United States. HART is an established non-profit housing organization with a proven track record. The HART Program is designed to provide assistance to individuals and families who lack the necessary funds for down payment and other related costs. The HART Program has helped thousands of renters across the country realize their dream of becoming a HOMEOWNER.
